Defend your Title – 4 Common Title Problems


You have just closed on your new home. You have signed your name for what seems like hours.  With deed and keys in hand, you’re off to move in and get settled knowing that you are protected and safe in your new home. You may think that everything is just fine, but what if the sellers long lost Uncle John comes knocking on the door. He says he has a deed to the property or an unrecorded will granting him ownership rights.

This is why you purchased title insurance. There are many common title issues that could arise after the closing. These are 4 of the most common issues and how your title insurance will protect you.

·      Undiscovered encumbrances occur when a third party holds a claim to part of all of your property.  This could be an unrecorded lien because the seller has not paid a contractor for work done, a deed restriction or covenant that limits the type of shed you can build, or a license granted to a neighbor to store his fishing boat.

·      There could be an error in the public records. While we think we are perfect, we are human and we make mistakes. There could be a clerical or filing error that affects the deed. There could be a mistake made in the survey, or an easement that is missed or forgotten. 

·      You may own your home and the land around it, but there could be an unknown easement that would restrict or prohibit you from using the property any way you would like to. The utility company or another property owner might have the ability to enter or use the property, right where you would like to build that shed.


·      The property may be new to you, and if it is not brand new, then it could have had several owners. No everyone is a diligent accountant or bill payer. A lien for the debts of a previous seller could be placed on the property after you own it.  The debt may not be yours, but it will be your problem. This is a common problem with distressed properties.

Title issues can cause great financial hardship, and limit the way you can use your new property. Title claims can be very expensive and can even affect the value of your new home. With title insurance you can rest assured that you would not have to deal with these concerns on your own.

The good news is that in the large stack of papers you received at closing, there is an Owner’s title policy, which will cover any title issues that arise after closing. For a month-long stint, the 128 photos chosen to be showcased as part of the 23rd annual Phillips Mill Photographic Exhibition represent every theme, idea and concept imaginable. Held May 24-June 21, the exhibition features a vast array of images that jurors selected from a pool of 467 photos submitted. In all, approximately 300 photographers entered their work for consideration. This year's event is being juried by Paul Grecian, of Quakertown, Wendy Paton, of Lambertville, N.J. and Rick Smith, of Philadelphia. Photographer Barbara Warren, of Yardley, has been submitting her work to the show for the last 15 years and said she continues to do so because "it's kind of a unique show." "It doesn't have a theme," she said. "It just focuses on the photographers as artists and photos as art." The exhibition provides "a lot of freedom" for its entrants, she said. The show has plenty to offer - even for non-photographers, Warren said.

Biking and Bucks County – Perfect Together!


Drive through Bucks County and most likely you experience the beauty of rolling hills, fields, covered bridges, trees, and beautiful homes. Just imagine how much more you could experience if you explored Bucks County on your bike.

May is National Bike Month, which makes it an even better excuse to explore our region on our local trails and back roads. You may find covered bridges you never knew existed, dirt roads that might be fun to explore, and scenery that you never knew we had in our region. Just be sure, whenever you ride, that you observe some basic safety rules:
1.   Be sure to observe all traffic signals and signs.
2.   Wear a helmet – and don’t wear headphones.
3.   Always ride with the flow of traffic.

Some of the trails in our area that can be great for both biking and hiking are found in Doylestown, Newtown Township, and Langhorne. If you are interested in biking to explore our amazing communities and surroundings, give one or more of these trails a try!

Peace Valley Nature Center, located in Doylestown, has 14 miles of nature
trails. Bikes are only permitted on blacktop trails.

Tyler State Park, located in Newtown, offers hiking, biking and equestrian trails. For biking enthusiasts, there are over 10 miles of biking trails, and all biking trails are paved for an easy riding experience.

Core Creek Park, located in Langhorne, provides several miles of biking, walking and hiking trails. The park surrounds Lake Luxembourg.

Bucks County – A Creative Place To Live


Most have heard Bucks County is famous for its landmarks and covered bridges, but did you know we are also quite well known for some great authors?

In 1932, “The Good Earth” written by Pearl S. Buck of Perkasie won a Pulitzer Prize as well as a Nobel Prize. She was known for her work as an advocate for women’s and minority rights. Guided tours of her 1825 farmhouse are available. The National Landmark also boasts a gift shop, amazing gardens and special events.

James A. Michener wrote over 40 books, most of which incorporated history as well as local geographic family sagas. He won a Pulitzer Prize for “Tales of the South Pacific” in 1948. Located in Doylestown, the James A. Michener Art Museum shows the artistic beauty of Bucks County.

Ever heard of the Berenstain Bears? Authors Stan and Jan Berenstain of Solebury became well known in 1962, when the first Berenstain Bears book was published.

Avoid Allergies This Year! Really!


For those of us in Bucks County who suffer from allergies, we know the misery. Itchy and watery eyes, sneezing, stuffy nose, dry throat – and you just feel miserable. Unfortunately, Pennsylvania has a pretty high allergen rate – our trees and plants just seem to trigger allergies in many throughout the region and state. But, believe it or not, there are things you can do to reduce your misery and help you feel better.

 If it’s windy outside, try to limit your time outdoors. The wind kicks the pollen out of the trees and off plants, greatly increasing your risk for being affected by allergens and pollen.

Clean out flower beds. You’ll want to get rid of any ragweed and other weeds – believe it or not, those weeds carry the highest pollen counts (other than certain trees such as maple, cedar and oak). The trick is that you’ll want to clean out ragweed before it blooms. If you aren’t too sure what ragweed looks like, refer to the photo above! Chances are, it’s in your yard.

Select plants that have very bright flowers and don’t have a strong scent. They will attract more insects, which leads to more pollination and less allergens.

Keep plants away from windows and entranceways into your home. This simple act will reduce your allergy symptoms, even on windy days.

A Reflection


Most of us are aware of the upcoming holidays. Easter and Passover both occur right around the same time frame, and there is plenty of preparation for both.

One thing both Easter and Passover have in common is new life (or rebirth). We can all reflect on new life – we experience life when a baby is born, watching the buds form on the trees outside, and seeing a flower bloom.

Spring also brings new life – we can see deer with their new fawns, baby rabbits in our backyards, baby birds in the trees, fresh grass growing in our yards, and of course those budding trees and blooming flowers.

This holiday season, I encourage you to experience a new life – whether you experience it from a religious standpoint or just by observing all the new beginnings occurring in your backyard. Spring is finally here and summer is not too far away– let’s all make the best of it!

Dress Up Your Pet Day


A couple of days ago on the news, they were doing a story on celebrating National Dress Up Your Pet Day today. That got me thinking – we really should celebrate our pets!

I’m of course not asking you to dress your pet up in funky clothes (unless you want to of course), but show them some appreciation today. Give them an extra treat, some extra snuggle time, or maybe even take your dog for an extra long walk. You may not appreciate the cold, but your dog just might really enjoy the extra time outdoors – and with you.

For some, our pets are like children. We cater to them. We treat them like family – and they are family for many of us.

Make today a little extra special for your pets. It doesn’t matter what kind of pet you have. Just spend some extra time with them. Or, if you feel the calling, dress them up, take a photo, and save it for your memories of your special friend.

Prepare – The Snow Is Coming


It may not seem like it now, but at some point this winter, we will see some beautiful white fluffy flakes falling from the sky. Some of us have already had a small dusting, but the big stuff more than likely is around the corner and will be here faster than any of us can imagine.

Get ready and be prepared for the snow, so you can stay safe when it hits. Here are some tips to help you be ready when our winter storms come around the bend.

Replace your windshield wipers. Winter is always a good time to replace your windshield wipers to prevent streaking and make your driving visibility easier.

Stock up on ice melt. It’s never fun to have to run out and purchase ice melt – after the snow has already begun to fall. Be sure to have at least 1 or 2 bags already on hand so you can use them as needed – especially on icy mornings.

Make sure you have your “winter accessories” – hat, gloves, boots – and that all are in good condition.

What will you be this Halloween?


Remember when you were a kid? Pretending to dress up, be a soldier, playing cops and robbers… for most of us, those are what we remember most about our childhood. And some of us might even still have some of those outfits!

Halloween is that one time of the year that we all have the chance to act like our kids. It doesn’t matter if your children are still young, or if they’re grown up and moved away. Everyone has experienced Halloween and the magic of pretending you are someone else for a couple of hours.

Stay safe this Halloween. Have fun with the holiday! If you are handing out candy or treats to trick-or-treaters, keep your porch light on so they can walk up safely. If your children are trick-or-treating, inspect their candy for tears in the wrappers – and don’t let them eat anything that is damaged or torn. Make sure they have a glow stick or flashlight so they can be seen easily by passing cars. Above all, make it memorable. Some of the best conversations you will ever have will happen while you’re walking around, or even while you’re checking out all of the treats they have gathered!

Camping in Bucks County

Go Green – Easily!


Now that the weather is getting warmer, there are some great alternatives to helping our planet and becoming a “green” person. These are very simple steps that can be taken everyday – which will help you save money, help the planet, and make you feel wonderful!

  1. Purchase a composting bin. These are great to toss your leftover vegetables and fruits. They will turn into a rich compost which is perfect to mix into your vegetable garden, flower garden – or anywhere you would like to add fertilizer naturally to your plants.
  2. Keep your lint from your dryer. Birds love using lint to line their nests!
  3. Donate your old newspapers to animal shelters. It will be used as cage liners.
  4. Buy houseplants – they are great at bringing not only color but also oxygen into your home.
  5. Use cloth napkins instead of paper – they add a bit of class to your meal and help to save our precious trees.
  6. Recycle. Be sure to separate your trash from all recyclable items. If you are not sure what is recyclable, you may check this online list.
