Staging Your Home For A Quick Sale


When selling your home, staging is a very important step in the sale process. Many agents will agree – a home that is staged will sell much faster. What is “staging your home”? Staging is the process used that allows for excellent showing experiences to please buyers. When your home is staged successfully, a potential buyer will feel as if they could move into your home today!

When staging your home, think of the following tips:

Stage only the main living areas, master bedroom and bath. You don’t need to stage all of the bedrooms, bathrooms or the playroom. However, the main living areas are a must.  Be sure all the magazines and books in the living room are picked up and presented neatly on a coffee table or side table. Check that no toys are strewed about and the floors are vacuumed or swept. In the master bedroom, ensure your bed is made and clothes are picked up.  Your master bath should be picked up as well (towels are off the ground, toothbrushes are in the holders, and brushes are placed in drawers).

Get rid of clutter.  Your personal photos will not allow the buyer to fully experience what it would be like to live in your home. Remove personal photos from the walls or tables, and remove excess furniture if you are able to do so. Creating more space will make your home look bigger to the buyer..

Make sure your home smells nice. Sounds odd, but a home that smells inviting is much more pleasing to buyers. Before a showing or open house, light a scented candle (or you may leave a scented candle with matches for your agent). You could also leave a bowl of potpourri in the bathroom or bake a pie leaving it on the counter allowing the scent to flow throughout the house.
